Frequently asked questions
The questions portfolio managers ask before a demonstration. Each answer describes what is delivered today.
Do we need Odoo Enterprise?
Yes. TSC Immo is installed on Odoo 19 Enterprise, because a lease is a subscription in the recurring invoicing module (sale_subscription) and full accounting (account_accountant) is one of the prerequisites. Tenant support also uses Odoo Helpdesk.
We already have Odoo. Do we have to start from scratch?
No. TSC Immo is added to an existing Odoo 19 Enterprise instance, alongside your accounting and your other applications.
Which indices are supported?
The health index on the 1988, 1996, 2004, 2013 and 2025 bases, linked by Statbel conversion coefficients, as well as the consumer price index and ABEX. Other series can be added: a new base only needs a coefficient to an existing base.
Do index values have to be entered by hand?
No. They can be retrieved from Statbel's open file in one click, or automatically once the scheduled action is activated, or imported from a file. The retrieval refuses to feed a series whose base or indicator does not match.
Can a rent be indexed without validation?
No. An indexation is proposed, then validated, notified to the tenant and applied. Each validation is recorded in the name of the person who made it.
How are service charges allocated in a mixed-use building?
Each service charge type goes through its own allocation key: a shop can be excluded from the lift key, and a service charge type can apply only to commercial or residential units. The share of the excluded units goes back to the owner and is never redistributed to the other tenants.
What happens when a tenant leaves during the year?
The statement splits the unit's share between the outgoing tenant, the vacant period and the incoming tenant, to the day. Vacancy stays with the owner.
Can the property tax (précompte immobilier) be recharged without waiting for the annual statement?
Yes. A button on the vendor bill allocates the notice between the tenants, deducts the service charge advances called since the previous notice and produces an invoice or a credit note per tenant.
Can the owner and the property management company be two separate companies?
Yes. Each site and each building carries an owning company and a property management company. Access rights follow both axes.
Do tenants have a portal?
Not yet. The tenant portal is on the roadmap, with no date. Indexation notices and renewal letters are currently sent by email. Statements are printed as PDFs, and the invoice or credit note that accompanies them is sent by email.
Is it software for a managing agent (syndic)?
No. TSC Immo manages the relationship between a landlord and its tenants. The accounting of co-owners' associations and general meetings are not covered.
Is TSC Immo suitable for France?
The solution is built on Belgian rules and practices. The indices and obligations specific to France are not delivered to date: let's talk if this applies to you.
How much does TSC Immo cost?

Yes. We show it to you on a demonstration database with fictitious data, then on your own cases.
Is TSC Immo available in Dutch and German?
Yes. The TSC Immo interface is available in five languages, including French, Dutch and German: each user works in their own language, on the same data. Documents sent to the tenant do not yet follow the recipient's language; this is a future work item. See the German guide.
