The property project tracked through to the units entering the portfolio
A development project runs over several years: acquisition, studies, permits, works. TSC Immo tracks it in Odoo, with its accounting, through to the units entering the portfolio or to resale.
The project and its budgeted phases
Each project holds its origin (land or existing property), its destination (rental portfolio or resale), its address, its cadastral reference, its land area and its phases, for example acquisition, studies and permits, works. Each phase has its budget, its planned dates and its actual dates. The “Delayed phases” filter finds those whose planned end date has passed.

Permits and their deadlines
A forgotten permit can cost the project. Each permit (planning, environmental, single permit, demolition, subdivision, socio-economic authorisation) carries its date of filing, of grant or of refusal, its period of validity before lapsing and its appeal period. The lapse date and the appeal deadline are calculated. Each night, a scheduled task raises alerts on approaching lapses and appeal deadlines, including for a permit under appeal.

Cost price taken from the accounting
The project's purchase invoices carry its analytic axis. The cost price takes up these entries, broken down by nature and by phase, with the variance from budget. An expense posted to an unexpected account is flagged rather than absorbed.

Handover: the units enter the portfolio
On handover, a wizard creates the building and its units from the project, and capitalises the cost price as the building's acquisition value. The units are immediately available for letting. Handover also sets by default the handover date and the warranties inherited from the project on the building and on each of its units.


Or resale
If the project is resold, the resale wizard records the disposal and calculates the result against the cost price. No unit then enters the portfolio.
