Property holding companies and family holdings
Several buildings, a few dozen or hundreds of leases, accounts kept in-house or by an accountant. You want indexation, service charge statements and the follow-up of unpaid rent to stop depending on a spreadsheet, and to know what each building earns.

Property companies and groups with a property management company
The buildings belong to one or more companies, and management is entrusted to a property management company in the same group. On each building, TSC Immo distinguishes the owning company from the property management company: leases and rents stay with the owner, service charges and statements with the manager, and each sees only what concerns them. Management fees are calculated and invoiced to the owner.

Property managers of offices and mixed-use buildings
3-6-9 commercial leases, rent steps, rent-free periods at signature, shops excluded from certain keys, recharging of property tax as soon as the assessment is received. These are cases that TSC Immo handles natively.

Short contracts, constant turnover, a portfolio to keep up to date every day. Booking takes one screen, availability is calculated over the requested period and release is automatic.

You buy a plot or a property, obtain permits, build or renovate, then let. TSC Immo tracks the project and its permits, calculates the cost price and brings the units into the portfolio at handover.

Agencies that manage for third-party owners
You manage properties that do not belong to you. A dated mandate sets the scope and the management fees, the rents of the units covered go through a client account, and a periodic report is calculated, validated and paid over to the owner.

What TSC Immo is not
- It is not software for a managing agent (syndic). The accounting of co-owners' associations and the general meeting cycle are not covered.
- It is not a standalone module. TSC Immo is installed on Odoo 19 Enterprise, whose recurring invoicing and accounting it uses.
